VOTING PROCEDURES

ARTICLE XI-OFFICERS AND DIRECTORS

Section 4.  Election of Officers and Directors.

(a)  …Additional candidates for the offices to be filled may be placed in nomination by petition signed by at least 20% of the REALTOR® Members eligible to vote.  The petition shall be filed with the Secretary at least two (2) weeks before the election.   The Secretary shall send notice of such additional nominations to all Members eligible to vote before the election.

(b)  REALTOR® members in good standing who are present at the annual meeting will vote at this meeting.  REALTOR® members in good standing who are not present at the annual meeting may vote by absentee ballot.  Absentee ballots will be made available ten (10) days prior to the annual meeting.  The absentee ballot must be received at the Teton Board of REALTORS® office from the REALTOR® member two (2) days prior to the meeting and may be dropped off in person, submitted via facsimile or U.S. Mail.

If you will be unable to attend the luncheon meeting on August 9th, absentee ballots will be available from the TBOR office beginning July 30.

2018 Annual Dues! TBOR must receive your payment by December 31 – no exceptions!

America’s Hardworking Homeowners Should Not Pay For Tax Cuts

Reform our tax code AND protect middle class homeowners

As a REALTOR, you have no doubt heard about the tax reform plan being debated in the United States Senate. The Tax Cut and Jobs Act threatens homeowners with a loss of tax incentives and a reduction in home values. Eliminating the state and local property tax deduction and changes to the capital gains exemption will increase taxes now and when a home is sold. These incentives are critical for a strong housing market that creates jobs and builds stable communities.

Take action to tell the United States Senate to reform our tax code AND protect middle class homeowners.

Mountain Life Season 2 & House Hunters are looking for agents & buyers to feature!

First show: “MOUNTAIN LIFE”

We’re now casting our second season of the hit series, Mountain Life! If you’re not familiar with the show, just think about HGTV’s popular show, “House Hunters,” but with spectacular mountain views.

We’re in search of outgoing and personable real estate agents throughout the United States to be featured on the show. If you’re a real estate agent (on the buyer’s side) who meets the following description, we’d love to hear from you. And please feel free to forward this on to anyone else who may be a good fit!

Criteria for Mountain Life:

*You are the buyer’s agent for a beautiful mountain home that was either purchased within the past SIX MONTHS or is currently under contract. Please note, in order to be considered, homes MUST HAVE A GREAT MOUNTAIN VIEW.

*Homes must be in the price range of $400k-$1.2MM and they must be single-family homes (no condos, townhomes, apartments, etc)

In the course of the show, Mountain Life documents the real estate agent and homebuyer’s exciting experience, searching for the buyer’s dream home.

Second show: “HOUSE HUNTERS” 

HGTV’s #1 rated TV series, House Hunters is seeking fun, opinionated, outgoing buyers and agents who would like to feature their home purchase experience on the show.

Criteria for HOUSE HUNTERS (Please note, this is different criteria from Mountain Life): 

If you have any clients who are currently under contract at ideally 30-45 days from closing, please let me know. I’d love to possibly work with you guys for consideration to be featured on the show!

Please know the casting and pre-production process takes some time; approximately four weeks before we can start filming the client’s (which happens after closing but before they move in and/or start any cosmetic projects on the house). Clients must have not moved anything into the house prior to filming. 

So the sooner you let me know about a new contract the better we can get started on an audition with you and your client.

If you’d like to be considered for either show, please do the following:

*Send an email to parker.delon@warmsprings.tv with an MLS listing/s of the home/s you have in mind for the show and we’ll take it from there!

*Please do not send homes that are active listings – we can only consider homes that have either been purchased within the past six months or are currently under contract.

If you don’t have anyone at the time that doesn’t fit any of the aforementioned criteria, please keep my information and let me know if and when that time arrives. Also, if you have any colleagues who you feel would be a great candidate to be featured please feel free to share this message. In the meantime, I hope this message finds you well.

Listing Status – MLS Rule Change as of TUESDAY, September 5, 2017

MLS RULE CHANGE as of September 5, 2017

Listing Status Rule Change

The MLS Board of Directors have met and having received feedback from many of the Brokers and Members they have decided to include the pending status fields to the IDX RETS Feed.  If a property listing is ACTIVE or PENDING the property info will be sent to the public sites.

All listings will still have exposure.

The Board has also decided to remove the MLS rule regarding keeping a listing Active with a Y contingency of pending.  Starting Tuesday, September 5 the contingency options will no longer be available.  When a contract has been accepted by Seller & Buyer, the status shall show as pending.

You will have (3) pending status options.  Pending (with no contingencies), Pending Contingent and Pending Continue to Show.  Follow the step-by-step directions below for changing a MLS listing status to Pending:

When a listing goes under contract

  • Click on CHANGE LISTING
  • Enter MLS #
  • Under the “Status and Price Change” menu
  • Click on PEND LISTING (UNDER CONTRACT)
  • Fill in the Pending information
    • If your listing is pending with no contingencies – then choose N from the contingent drop down menu. Click Next.
    • If your listing has a contingency (finance, inspection, 72 hour kick out clause…ect) then choose PENDING CONTINGENT from the drop down menu. You can type in contingency remarks the contingency info. Click Next.
    • If the Seller & Buyer have agreed to continue to show the listing then choose PENDING CONTINUE TO SHOW from the drop down menu. You can type in contingency remarks any contingency info.
    • Click next

Any status that is PENDING (pending, pending contingent, pending continue to show) will not expire automatically in Flex.
